Proposed Resolutions

These are proposals for discussion and amendment; decisions are recorded in the meeting. Updated 30 September 2026 to focus on the decisions needed for registration and handover.

  1. Name and registration — Adopt the name “Krishna Tower Owners Welfare Society” and register it under the Societies Registration Act, 1860, as the Association of Apartment Owners of Krishna Tower.
  2. Bye-laws — Adopt the draft Bye-laws (Version 3) with the amendments agreed in this meeting. The Secretary circulates the clean final text to all members within 15 days, and that text is filed with the Registrar.
  3. First Management Committee — Constitute the first Management Committee from members who give written consent, with names and posts recorded in the minutes, to serve until 31 March 2027. Regular elections are held in March 2027, and later terms follow the April–March financial year.
  4. Authorised signatories — Authorise the President and the Secretary of the first Committee to sign and file the registration papers and to open the Society’s bank account, operated jointly by any two of the President, Secretary and Treasurer.
  5. Builder follow-up — Issue the consolidated builder reminder — including the urgent Society-office NOC needed for registration — with the amendments agreed today, and record every response and deadline.
  6. Interim maintenance and handover — Request the builder to continue interim maintenance until 31 December 2026, or until an earlier handover, and to hand over the corpus fund, records, keys and common-area assets against a signed inventory.
  7. Fees and funds — Defer the maintenance rate, membership fee, transfer fee and sinking-fund percentage until the builder's recurring and vendor-wise expenditure is shared, and decide them at the next General Body meeting; continue the existing quarterly-in-advance billing cycle (as followed by the builder) rather than moving to monthly.
  8. Accounts and audit — Keep the Society’s accounts open to every member, and have them audited every year by an independent Chartered Accountant appointed by the General Body.
  9. Official record — Use the Society website as the official record for notices, submissions, feedback, KYC and online voting (one unit, one vote); WhatsApp for announcements; assisted submission for members who need help.
  10. Owner KYC — Every owner completes or confirms their KYC on the website by 31 October 2026; KYC data stays private to the Committee.
  11. Minutes — Record decisions, votes (in the hall and online) and action owners, and publish the approved minutes on the website within 7 days.
  12. Branding — Adopt the Society logo and seal; do not claim registered status until registration is complete.
  13. Election contribution — Each candidate for an office-bearer post pays a non-refundable ₹1,000 at nomination, credited to the Society fund.
  14. Interim collection account - If the builder stops collecting maintenance before the Society is registered, authorise the first Committee to open a dedicated interim bank account, jointly operated by at least two office-bearers, to collect quarterly maintenance as trustees for owners until registration is complete, with full records transferred to the Society account immediately upon registration.
